The National Weather Service puts Atlanta's average first freeze at November 13, and Athens' (a fair stand-in for the northeast side of the metro) at November 7. An average date is the middle of the pack. In roughly half of all years the first freeze arrives before it. That is why we start booking shut-downs in mid-October instead of waiting for the forecast to turn. Homes in Sandy Springs, Dunwoody and Brookhaven sit on the same side of the metro as the cooler stations, and a low-lying yard can frost earlier than the airport reading suggests.

Why Georgia systems crack even in a mild winter

Atlanta winters are mostly mild, and that is exactly why people skip this job. It takes only one hard night with water sitting in an above-ground backflow preventer or a shallow line. Water expands when it freezes and splits brass and PVC. The damage stays hidden until you turn the system on in spring and part of the yard floods.

We have walked yards in March where the owner swore the system "worked fine last year." It did. The crack happened in January and nobody saw it until the first zone ran. That is the part that stings, because the fall visit costs far less than the spring repair.

What winterizing involves

  1. Shut off the water to the irrigation system at the isolation valve.
  2. Drain or blow out the lines so no zone holds standing water.
  3. Protect the backflow preventer. It is the most exposed part of the system and the most expensive to replace.
  4. Set the controller to off or rain mode so it does not try to run dry lines.
  5. Look the system over while it is open. A shut-down is the cheapest time to spot a leaking valve or a broken head, because nothing is covered in water.

Winterization is the base visit. If we find a leaking valve or a broken head while the system is open, that repair is quoted separately before we do it, so the shut-down price stays what it is.

Do it yourself, or hire it out?

You can do steps 1, 2 and 4 yourself if your system has manual drain valves and you know where they are. The backflow preventer is where DIY usually goes wrong. Leave one valve half-open and the cheapest job of the year becomes a replacement. Blowing out lines with the wrong equipment can also split fittings, which is a different way to end up with the same repair.

If you are not sure which type of system you have, that is a good reason to hand it off rather than experiment in October.
